How does your buying process work?
First, you contact us and tell us about the property. We review county records and comparable sales and determine what we can offer. If the number works for you, we move forward with a simple closing process through a local attorney.
Typical timeline is about 2–4 weeks, depending on title and estate situations.
Is there any obligation if I ask for an offer?
No. Getting an offer costs nothing and does not obligate you to sell.
Do you charge any fees?
No. We typically pay normal closing costs and there are no agent commissions when you sell directly to us.
How do you determine your offer price?
We review:
Recent comparable sales
Property location
Condition
Access and utilities
Title situation

We then determine what we can pay while accounting for repairs, holding costs, and resale risk.
Property Condition Questions
Do I need to make repairs before selling?
No. We buy property as-is.

This includes land that needs clearing and homes that need repairs.
Do I need to clean out the property?
No. Many sellers leave unwanted items behind. If there are items you want removed, we can usually handle that after closing.
What if the property has been vacant for years?
That is common. We regularly buy properties that have been sitting unused.
What if there is damage to the home?
Condition is rarely a deal breaker. We evaluate each property individually.
Title and Ownership Questions
What if I inherited the property?
Inherited property is one of the most common situations we see. Even if probate is not finished, we can usually discuss next steps and timing.
What if there are multiple heirs?
Multiple heirs are common. All required parties must typically agree before closing, but we can explain what we have seen work in similar situations.
What if there are title problems?
Manufactured home titles and older land records can sometimes have complications. We can review the situation and tell you whether there is a path forward.
What if I lost the mobile home title?
This happens frequently. In many cases, there is a process to resolve missing titles through the NC DMV or other documentation.
Financial Questions
How fast can you close?
Many transactions close in 2–4 weeks.

What if I live out of state?
We regularly work with out-of-state owners and can complete closings remotely.
