Frequently Asked Questions:

Q:  Where are you currently buying mobile homes?

A:  We are currently buying manufactured or mobile homes in all of NC and SC.   Our preference is for homes on land and to buy the home and land together.   The home can be personal property as long as you have the title in your name.    Or the home can be real property if it has already been attached to the land.    We do not buy mobile homes that must remain in a mobile home park.   We are buying mobile homes in Wilson county, Nash county, Randolph county, Alamance county, Cumberland county, Harnett county, Johnston county, Franklin county, Granville county, Lee county, Moore county, and beyond.

Q:  What are the benefits of selling direct?

A:  When you sell your mobile home directly to us, you won't have to worry about paying commissions, repair costs, or waiting around to find a buyer.  We offer a straightforward way for you to sell your home, and we save you time and hassle.

Q:  How does the offer process work?

A:  Getting an offer is simple.  First, we ask some questions about your home and the land it's on.   Then can usually make an offer over the phone.   Once we agree to an offer, we will schedule a time to view the property and finalize the agreement.   We will make the process as quick and easy for you as possible.

Q:  Are there any costs to work with you?

A:  Not when you choose to sell direct to Carolina Rural Homes.  When we buy you mobile home, you won't have to worry about paying any agent commissions or fees.   The only items you will have to pay at closing are any liens or judgments against the property so there is a clear title at closing.

Q:  What kind of quality can I expect if you buy my home and rehab it?

We spend tens of thousands of dollars in rehabbing homes.   Watch this video as one example.

Q:  How do I know I will get my cash at closing?

We close all our properties through a NC licensed real estate attorney.   We can use an attorney near you or you can have all of the documents sent to you for a remote closing.   Either way, the attorney will distribute your closing funds any way you choose:  wire to your account, cashier's check, or certified check.   If in SC, we will use a licensed SC attorney.

Q:  My offer date on the letter is past.
Does that matter?

We put the offer date on our offers to help space out our deals.   We are only able to close on a certain number of deals per month, so it may matter.   Just call us or email us and see if we are still able to do your deal this month.   If not, we may be able to shift it to next month.

Q:  Are you still buying houses with these high interest rates and inflation?

It's true that selling your home has gotten harder over the last year.  The inflation has led to higher prices on everything and higher interest rates has caused the mortgage payments to go up.   All this makes it harder on buyers.   When there are fewer buyers, it's harder for you to sell your home.    The good news for you is we are still buying, and when we make you a cash offer, it will stay the same regardless of what happens in the economy.

Q:  What if I need to say in my home a couple more months before moving?

The question is a good one.   The basic answer is we can work with your timeframe.    Some people need to move right away and don't need extra time.   Others need a few weeks.    Every once in awhile, we have a home seller who needs several months.    We can work with whatever time needs you have.   We can schedule a closing on a day or month that works for your needs.

Q:  What if I am facing foreclosure?
We can help you in just about any situation.  We have bought homes in foreclosure.  Our closing attorney just needs to get with the bank and delay the foreclosure long enough for us to close.  But time is of essence, contact us ASAP if you are facing foreclosure!

Q:  If I have moved my mobile home, can you buy the lot?
Yes, if you have moved your mobile home, we can buy the lot by itself.  If the mobile home is still on the lot, we can buy the land and home together.   We can work with either situation.   But we do not buy mobile homes that must remain in a park.
