10 REASONS WHY DOUBLE-WIDE HOMES HARD TO SELL
Reason 1: The financing is hard for buyers.   Even if a home is in great condition, it's hard for a new buyer to get a loan on a manufactured home.  In poor condition, forget it!  USDA won't lend on a previously owned manufactured home - they will only loan on a brand new developed home by one of their designated builders.  If your end buyer can't get a loan, you won't be able to sell.  

Reason 2: The homebuyers OpenDoor and Mark Spain and other big investor companies like them will not buy manufactured homes.   Other smaller investors use private lenders or hard money to buy their investment properties, but most of those lenders won't give their investor a loan on a manufactured home.   

Reason 3: Real estate agents don't understand double-wide homes and the lending process, so they tend to stay away from them and they often guide their clients to stick-built homes because they are more comfortable with them.

Reason 4: The foundation has to meet FHA standards, including the correct tie-down system, the correct ventilation, the correct permanent foundation, and the correct drainage.  If all of this is not correct, your buyer will not get approved for a loan and the deal will fall through.

Reason 5: If the home has ever been set up on another lot and then moved to its current lot, no bank will lend on the property.   The lender will want proof that the home with that VIN# and that HUD# is permanently affixed to that Parcel # of land and never set up anywhere else.  

Reason 6: The rehab and maintenance of a manufactured home takes special parts and supplies.   For example, tubs, interior and exterior doors, windows, trim, skirting, plumbing fixtures, water heater, and more all require supplies that are unique to manufactured homes.   You can't just run down to Lowes.

Reason 7: The utilities of manufactured homes are often private, septic and well.  Many buyers are uncomfortable with those and would prefer county/city utilities.

Reason 8: The buyers perceive that stick-built homes hold their value or appreciate more than manufactured homes.  

Reason 9: Sometimes the surrounding neighbors in a manufactured home community do not care for their home, so that can make it harder to sell yours.

Reason 10: Unfortunately there is still a negative stereotype to living in a "mobile home."  While I think this is a ridiculous view (I lived in a mobile home when I was a kid), it is still part of our culture.  Whether we like it or not is beside the point - the fact is this perception limits the numbers of buyers, so it's harder to sell your home.
